We feel that these percentages should be much lower and see an opportunity to do our part to help as many families as possible become homeowners.

    We Are Not Real Estate Agents

    We are not a real estate agency! What that means is that we can only offer properties that we own. Unfortunately, that limits the number of properties we may have available at any given moment. The good news is that we are always acquiring new property and we will notify you as soon as a new property becomes available.

    How We Sell Our Properties?

    Below are a few examples of how we may structure a sale. Keep in mind that every situation is different and there may be variations of the examples provided below or other creative methods not mentioned.

    We will finance the loan 100%. You will be required to pay a down payment and make your mortgage payments directly to us. We are your lender!

    A lease option agreement allows you to lease the property with the option to purchase it at a later date. A portion of the lease payments will be applied to the purchase price when the final purchase is made. The final purchase may be financed through a traditional lender or through our owner financing in certain cases.

    In the event you were approved for a traditional loan just not quite enough to make the purchase we will finance the difference so you can complete the purchase. We understand that traditional lenders would require us to take the 2nd position and we are willing to do so under the right circumstances.
